We’re enjoying the last gentle days of
fall, trying to use them fully to finish up all the little
details of our
first phase. Nights are frosty, and early snowfall still
clings to the north–facing, high-elevation slopes of the Tetons,
warning us that winter is not far away. Thankfully that means
skiing will be here soon, too!

Sidewalks are being poured, the first 5
Cottages are being framed up, two kinds of maple street trees
were just planted. Construction is about to begin on the
Village Center Pavilion, housing the water pumphouse and
mail center.

All the infrastructure is in the ground.
We’ll put the irrigation system in next spring, then finish our
landscaping of the streets, open spaces and the Village Green.
We’re still excavating and shaping the main pond on the Old
Jackson Hwy. that will serve as a primary landscape amenity and
the source of water for our irrigation system.

have all been spoken for and are under way. |
Demand for
built housing is very
strong. We sold out the 5 Cottages before we even began
construction on them. At $220,000 base price for 1300 square
feet on a main floor and half floor upstairs, plus an unfinished
basement – 3 bedrooms and 2 bathrooms, that’s a good deal in the
present marketplace. Especially when you realize we are building
these cottages to high standards of greenbuilding and energy
efficiency – Energy Star and LEED-H. This is our first chance to
walk our talk about low-impact, sustainable building. The
Cottage is just one -- the smallest single-family house -- of
the housing types we have planned for this community.

The next larger house type is the
Village House with a
target size of 1700 to 1800 square feet. There are only 3 in
Phase 1, Demand is high so if you are interested, reserve yours
soon! Village House lots are designed to maximize passive solar
gain along a lengthy southern wall. They allow a 600 sq. ft.
rentable granny flat apartment above the garage for visitors,
in-laws, teenagers who won’t leave home or whatever – a flexible
housing type that can help pay the mortgage.

FALL DISCOUNT UNTIL THANKSGIVING
This fall for a short time we are offering a 20 percent discount
on the Side-Yard and Boulevard lots, to encourage people to jump
in early and help us give shape to this community. These lots
are intended for people to design and build their own homes,
either personal or on spec by builders who understand our
guiding principles.
Our in-house
design team can help you design and manage the construction of your new
home here in Mountainside Village or elsewhere.

Come by and visit us this winter in our
temporary office at 891 South Baseline Road across the street
from the Grand Teton Brewing Co. We look forward to moving into
one of the Cottages as soon as it is completed, but that will be
February or so.
