Welcome to the Fall 2006 edition of Village News, a periodic newsletter about a new neighborhood that’s taking root in Victor, Idaho.

There’s a lot to celebrate with this issue, including these recent highlights:

• Mountainside Village being honored with the 2006 Idaho Smart Growth award .
• Our Cottages becoming the first homes in the area to receive the U.S. Green Building Council’s Leed-H pilot rating.
• Sotheby’s sales team moving into the green Model Cottage.
• Pete Kelly (Manager of Construction Services), Bryan Tarantola (Architectural Designer) and LauraJean Coen (Office and Property Manager) all joining our team.

Last month, Mountainside Village marked two major milestones as the first homeowners moved into their Cottages and the Victor Town Council approved the release of phase 2. As exciting as it is to actually have people living in Mountainside Village, the release of phase 2 may be even more exciting.

Why? Because phase 2 offers more of what proved so popular in phase 1 … More Cottages* and Village Homes, and more sunny Side Yard lots. There are also Flex-Row Houses* available, offering the option of a lower level office, artisan space or accessory living unit.

Phase 2 single family residential properties range from $52,000 up to $112,000, and there are two Mountain Lodge investment opportunities. All prices include $2,000 prepaid toward sewer tap fees.

*Please note: Cottages and Flex-Row Houses require direct developer involvement in construction and pricing is still TBD. Nevertheless, given the response to the Cottages offered in phase 1, you should act now if you’re interested in a Cottage or Flex-Row House. Contact our sales team  to have your name placed on a reservations list.

It’s also worth noting that the four remaining Side Yard lots in phase 1 have been reduced in price for buyers willing to commit to building in 2007. You can receive 10% off the listed lot price and be given base plans for a fantastic home, or receive 15% off the listed lot price if you have plans of your own. Listed lot prices range from $95,000 to $110,000 for the four Side Yard lots remaining in phase 1.

 

 

As we’ve been selling homes and lots, there have been a number of questions about the process of becoming a resident of Mountainside Village. Basically, there are four paths to becoming a homeowner:

1. Purchase a Cottage or Flex-Row House and work with the builder to customize finishes, appliances, cabinetry, etc.
2. Purchase a Village House, Side Yard or Boulevard lot and let us take care of all the details for getting your home built—from design through construction.
3. Purchase a Village House, Side Yard or Boulevard lot and a set of our plans, and work with an approved builder to build your home.
4. Purchase a Village House, Side Yard or Boulevard lot and have a custom home designed and built (subject to the Design and Construction standards of Mountainside Village).

Answers to other frequently asked questions about the benefits and features of Mountainside Village have been added to our website, along with a site plan that shows both Phase 1 and Phase 2 offerings.

We recently marked the end of the growing season with a celebratory lunch at Blue Flax Farm, where lead gardener Megan Warren and her faithful crew of volunteers prepared a colorful stir-fry of freshly harvested beets, Jerusalem artichokes, carrots, potatoes, kale, and chard.

Megan and her two year-old daughter Cela also celebrated the move into her new Cottage, just down the road from her garden at Mountainside Village. Next door to Megan and Cela, builder and champion rock climber Toby Grohne just poured the foundations for two Village Houses that he hopes to complete next spring.
