The lots available in Phase 3 are truly signature spaces for our community. Whether pond fronting or tucked along a small creek, these lots provide the rare opportunity to take advantage of the area's scenic beauty while surrounding oneself with the warmth of a true community. As with so many of the lots in the Village, most Phase 3 homes will also be accessed by enchanting walks and hidden rear lane vehicle access. Lots offered in this phase include more of our popular Village and Cottage lots, as well as the first of our larger Edge Lots. Picnic Pond
The Mountainside Village's Picnic Pond provides enjoyment for our community in every season. A skating pond in the winter and a wonderful swimming hole in the summer, the pond is one of the neighborhood's special gems. With three sand beaches, a regulation-size beach volley ball court, beautiful native landscaping, and a lovely walking path, the pond is a central focal point for Phase 3. Planted with native wetland sedges, aspens, willows, and dogwoods, the pond and its surrounding commons provide habitat for birds and wildlife. The pond is fed by a small creek, and it is the home of the Village's Valentine's Day Skating Event, as well as its Summer Beach Volleyball Tournament. Water in this pond is recharged on a daily basis, keeping it fresh and clear, and all irrigation water for the Village flows through this pond. Providing cool relief on hot summer days, Picnic Pond and its shaded picnic areas offer an incredible venue to watch the sun go down over the Big Hole mountains.The Commons Beside the Creek
Wildflower Creek is a small pool-drop stream that flows all the way from Blue Flax Farm to the Village Pond. Along the way, it winds through the East Commons Park, and passes between several Village and Cottage lots, where it meanders along the trails and central greens. Where most developments would place a road, Wildflower Creek serves as a visual connector and trailside companion to all those who chose to build their homes beside it. To avoid overshadowing this little treasure, parking spaces and garages are hidden behind the homes along the creek, providing easy vehicular access via convenient rear lanes, while allowing front porches to focus upon this beautiful natural feature, rather than the road. For those who have been here before, the commons beside the Creek will feel a lot like our existing Cottage Courtyard with Wildflower Creek running down the middle.The Cottage Courtyard

Oriented around a landscaped central commons, the Cottage Courtyard creates a place for community to thrive, with front porches that feel good to sit on and paths that connect each home to the neighborhood's tree-lined roads and boulevards. The care taken in this design makes a difference, as anyone who spends time in one of our Cottage Courtyards will tell you. The Phase 3 Courtyard is the last remaining Courtyard in the Village and the last opportunity to make your home in this special setting. Courtyard lots in Phase 3 are very similar to those in Phase 1, only slightly larger.
